Barcelona – Europe’s new property investment capital?

Spain’s second largest city has always been bursting with life, but never so much as it is now. As with the rest of Spain, Barcelona real estate was hard hit by the financial crisis of 2008 but nearly 10 years on, the property landscape is much brighter. Property prices are still attractive and the recent healthy price increases signal great potential for capital appreciation. The local economy is healthy, interest rates remain low and there are numerous competitive mortgage deals around. All this added to the aforementioned lifestyle benefits has meant that Barcelona real estate has become an enticing proposition for property investors.

At around €4,000 per square metre, the average price of a property in Barcelona is still significantly lower than prices in London, Paris or Rome. But there still remains a shortage of New Developments and fully refurbished buildings, despite a ban being lifted for new applications. These are the homes most in demand, says Isabel Osorio, mainly for their ‘lock and leave’ status and potential for capital gains.

Due to the overwhelming demand by tourists for holiday rental accommodation, the city hall is now only issuing new licences for short-term rentals on the very outskirts of the city but there are good returns to be made on long-term rentals too – up to 6% in prime city areas. Barcelona (and indeed Spain as a whole) has the added appeal for non-EU property investors, thanks to the Golden Visa scheme, which offers Spanish residency in exchange for property purchases of €500 000 or more. Among the benefits are free travel in the 26-country Shengen zone and obtaining a work permit.
