The reservation process can be done via bank transfer, from any account in the world as long as it is not a country that has any restrictions on sending money. However, to buy you must request the NIE, which is the foreigner’s identification number and open an account in a European or Spanish bank and transfer the money from the country of origin to the selected bank.

In order for the money to reach Spain, a series of procedures will be followed to comply with the Money Laundering Law. In some cases, we recommend hiring a lawyer who is an expert in international matters.

The buyer must bear in mind that the property price must be added to the taxes and costs of writing and registration, which in Menorca are detailed as follows:

New construction 10% VAT + 1.5% AJD

Second hand ITP which increases according to the price

• from 0 to 400,000€ it is 8%
• from 400,001€ to 600,000€ it is 9%
• from 600,001€ to 1,000,000 it is 10%
• from 1,000,001€ to 2,000,000€ it is 12%
• from 2,000,001€ onwards it is 13%

Both are valid procedures, it will depend on the economic situation of each person. Having the purchase amount in cash from the total sale is legal, but if a part is mortgaged it can provide liquidity to the buyer.

If financing is required, approximately 40% must be available in cash if the buyer is not a resident, and the rest financed. This does not mean that in certain cases these amounts vary, up or down.

In Menorca, public transport includes buses connecting Mahon and other main towns, as well as taxis and car and bicycle rental services. In Mahon, transport is accessible and efficient, with bus routes providing easy access to urban and tourist areas. For added flexibility and to explore rural areas and more isolated properties, car rental is recommended.
